SECURITY SHOULD BE YOUR PRIMARY REASON TO BOOK AT
DUMAGUETE APARTMENTS FOR RENT WITH SPARKLING CLEAN POOL
The Philippines is a seismically active country located along the Pacific Ring of Fire. A place where earthquakes often occur without warning. The Pacific Ocean’s infamous Ring of Fire is about 24,900 miles (40,000 kilometers) long and is where most of the world’s earthquakes and volcanic events occur.
THE PHILIPPINES IS NOT A SEISMIC DEAD ZONE
Scientists at the Philippine Institute of Volcanology and Seismology (PHIVOLCS) and the UP Institute of Geological Sciences expressed fears that based on the magnitude and unpredictability of the last February 6 earthquake, geoscientists conclude that there is an active fault underneath Negros Oriental, but whose exact locations are not yet pinpointed.
As this developed, the two agencies have reiterated their warning and caution that people should no longer insist on living near “areas prone to hazards of geological and meteorological phenomena such as earthquakes, volcanic eruptions, and typhoons.”
Dr. Mario Aurelio, of UP’s Institute of Geological Science who made an in-depth analysis of the Feb 6 earthquake said the mainshock came from an un-mapped fault, or blind fault which came from an unknown geological structure in an area where there was no active fault was recorded.
Dr. Ishmael Narag, chief of Phivolcs said the Feb 6 quake was not traced to any known existing faults in the area. This suggests the long presence of a previously but unmapped fault underneath.
He confirmed that more aftershocks can still be felt now and then from the strike-stricken areas. He confirmed, as what many people observed, after-shocks will continue even one or two months after the mainshock. Its 6.9 epicenter was located in the Tanon Strait and shallow depth along the Negros trench. It was near the coast between La Libertad and Tayasan. The depth of the focus was 10 to 15 kilometers into the bottom of the earth.
Phivolc’s Bart Bautista said the quake was caused by the sudden shifting of two tectonic plates coming from an unknown, unmapped b lind fault, located15kms more or less. The movement was uncommon as it was vertical, while most faults in the Philippines move horizontally.
He further explained that due to the country’s location in the Pacific Ring of Fire, it has dozens of fault lines which are yet to be mapped. He said the brain drain for workers abroad has depleted the number of trained geologists here.
One such equipment lack is the need for a high-resolution base map for the country’s fault lines . As a result, the l,500 after-shocks of such lower magnitude can be expected , therefore , cameras and other documentary equipment should come in handy.
Phivolcs has planted five portable seismographs in: the DPWH highway compound in Kabankalan; at the Highland Resort area in Mabinay; at the municipal hall area in Tayasan; at the Tropical Garden Resort area in Badjan, Cebu; and Vallehermoso compound of Mayor Joeprert Villegas’s residence. In such manner, strategic movements of the earth’s crust could be monitored and quickly relayed to the main office of the Phivolcs in Manila.
Warning is made to residents not to live near areas prone to hazards of geologic al and meteorological phenomena such as earthquake, volcanic eruptions (Canlaon volcano danger zone) and typhoons (Sendong) which swept riverbank houses.
I am a retired sea captain with decades of ocean-going experience. I know first hand how Mother Nature can quickly throw a violent fit and catch one off guard. When you are dealing with this bitch, you must plan ahead if you expect to survive her sudden fury.
When I decided to build Dumaguete Furnished Apartments For Rent with Pool, the first thing I did was research the location of all the seismic faults underlying Dumaguete, Valencia, Bacong, and Dauin. I was trying to find the safest spot.
As it turned out, a lot I owned in Candau-ay was the safest area in Negros Oriental so we started building.
We had a couple of robberies during construction and called the police. Seven policemen showed up a week later. This convinced me not to rely on the police. We were also broken into a year after we opened and had the same problem getting the police to investigate. It was obvious by this time that the only way to stop cat burglars was to surround our compound with a 16-foot wall topped off with barbed wire and a bare electric cable hooked up to a 220 volt supply. You can’t see the wire but you can see the dark porcelain insulators at the top of each steel bar.
Most apartment buildings in the Philippines are built on an extremely low budget. This is so because 90% of the rental demand in the Filipino market is for cheap rentals. Meeting this cheap demand forces slumlords to cut building expenses to the bone so they can compete with the other slum landlords.
LIVING IN A CHEAPO APARTMENT DURING AN EARTH-QUAKE MIGHT BE THE LAST THING YOU WILL EVER DO.
About a month before we poured our columns and beams, several big earthquakes hit Mindanao and crumbled many apartment buildings killing over a hundred people. Had such a quake occurred under Dumaguete City, the death toll might have been over a thousand.
This quake caused me to increase the size of the nine steel bars in each of our beams and columns to 25mm in diameter. This heavy steel makes sure that our building could withstand a strong earthquake without crumbling to the ground.
Shortly after quake-proofing my building, I started to worry about a typhoon sweeping over Dumaguete. To fix this problem I strengthened our walls and front gate. I also landscaped our lot slightly downhill and install large drainage canals circulating our property so that if we did get hit by a typhoon, the water would flow into these canals and out of our compound into the street. That was a great move because a few months later, Typhoon Sendong hit Dumaguete hard, killing several hundred residents.
After SENDONG the City Engineer’s Office tried to force us to take down our 16-foot wall because 8 feet was the maximum height. This 8-foot limit was established to beautify the city. But I felt my right to protect my tenants were far more important so I threatened a law-suit. Rather than fight me in Court, the city finally gave in and approved my 16-foot wall with barbed wire strung all around.
We also put triple locks and burglarproof plates on all our doors so that no one can pick our locks. NO THIEF HAS ENTERED SINCE! They can see we are burglar-proof so they go rob an insecure apartment compound like the one next door that has been robbed 7-8 times in the last year.
DRUNKS AND DRUG ADDICTS ARE ALSO A SECURITY ISSUE WHICH IS THE MAIN REASON WE DO NOT ACCEPT SUCH PERSONS
Dumaguete professional thieves visit the girly bars looking for a drunken foreigner flashing money. They will follow him home late at night just to see where he lives. He becomes a prime target if he lives in a cheap apartment complex with poor security. This means that sober tenants that live in the same complex now have the same security issues as the drunks and drug addicts.
But there is no worry here. Our Apartments are earthquake-proof, typhoon-proof, fireproof, flood-proof, lightning-proof, tsunami-proof, and burglar-proof.
I knew how dangerous mother nature could be long before I laid the foundation. I could not build a cheap apartment building knowing I was putting the lives of my tenants in danger.
It’s shocking and not much talked about but there is a blind thrust fault directly under downtown Dumaguete City. It is is a ticking time bomb due to all the tall office buildings and tall hotels. A blind trust is a Thrust Fault that does not show cracks on the Earth’s surface. That’s why it’s called blind.
Although such earthquakes are not among the most energetic, they are sometimes the most destructive because of the downtown building boom, and other conditions that combine to raise the seismic risk. I would be scared to death to stay in a tall downtown hotel.
SECURITY MUST BE YOUR NUMBER ONE CONCERN!
IT IS NOT A CRIME IF A PROPERTY OWNER SHOOTS A THIEF CAUGHT STEALING INSIDE HIS SECURE AREA!
The thieves know we have the legal right to shoot to kill if we catch them. This is why the cat burglars in Dumaguete target only cheapo properties easy to enter and quick to exit. There are hundreds of unsecured apartments all around Dumaguete, so you can bet a smart thief will not challenge a 16 foot-wall topped off with a 220-volt bare wire!
THE BEST RATED APARTMENTS IN DUMAGUETE
ALSO HAS THE BEST GUARD DOG!
Our little dog sleeps in our room. She has the keenest, sharpest hearing of any dog I have ever seen. She can hear a pin drop from 50 meters away. The least disturbance and she’s up barking her head off. If a tenant comes in late at night, Princess will wake us up. And then I go outside to check for the intruder. (Book Your Stay Where You Are Safe)
You will sleep in the strongest, safest, non-flammable apartments in the Philippines. As mentioned above, our apartments are earthquake-proof, burglar-proof, lightning-proof, tsunami-proof, typhoon-proof, and flood-proof. We also have one of the best fire-alarm systems. But the fire alarm system will probably never sound because our building is fireproof. (Book Your Stay With US)
We originally designed our apartment building as a 4-story dwelling with a 5th-floor attic. But we overspent when we built the 18 concrete columns and hundreds of meters of beams. Our columns and beams are 17″ wide and 17″ thick with nine 25 mm steel bars. Lack of money forced us to postpone building the upper floors.
As a result, our 2-story apartment building with a 3rd-floor attic is so strong it could even serve as a bomb shelter! If you stay here, you will live in the most secure best-constructed 3-story building in the Philippines! (Book Your Stay Where You Are Safe)
BLIND THRUST QUAKE HITS OFFSHORE DUMAGUETE 2012
The 2012 Visayas earthquake occurred on February 6 at 11:49 PST with a Body wave magnitude of 6.7 and a maximum intensity of VII (Highly Destructive) off the coast of Negros Oriental, Philippines. The Epicenter of the Submarine Blind thrust earthquake was about 72 kilometers (45 mi) north of the provincial capital of Dumaguete City. Had the quake been 20 kilometers away, many buildings in Dumaguete would have crumbled.
JUST LIKE OTHER POOR COUNTRIES
Lots of foreigners and Filipinos get killed and robbed in the Philippines for many reasons and some for no reason at all. Read what Wikipedia, the free encyclopedia, has to say (Link). Wherever you go or whatever you do in the Philippines, never take your security lightly, especially if you have no local experience and don’t know how to protect yourself.
HERE’S HOW YOU CAN FIND OUT IF THERE ARE THIEVES IN YOUR CHOSEN AREA.
The thieves quickly sell/fence their stolen goods at pawn shops. This means that counting the pawn shops where you are staying will let you know if the thievery business is flourishing. Almost every other block in downtown Dumaguete has a pawn shop. The pawnshop owners will not hold on to the new goods brought in by local drug attics. They will move your $600 laptop and your $500 camera to one of their branch stores on a different island. No need to bother filling out a Police Report! You will never see your stolen items again.
LESSON TWO: LOCAL THIEVES DON’T ROB THE POOR
They target foreigners because they have more money and nicer toys. And the top-notch cat burglars know how to spot the vulnerability in a foreigner’s security. They also know how to pick a door lock without even waking you up. And if there is an 8-foot concrete wall (the average height) where you are renting, you will probably become a target.
THE PHILIPPINES IS HOME TO SOME OF THE BEST CAT BURGLARS IN THE WORLD!
These guys (mostly drug addicts needing a fix) grew up climbing 100-foot-tall coconut trees. They have no fear of heights and no trouble climbing over an 8-foot wall, no matter if the owner secured it with barbed wire and broken glass. They dress in dark clothes and work in pairs using a small bamboo ladder that they positioned in the bushes the night before the break-in.
THEY ARE THE BEST IN BUSINESS!
They set up the ladder and then cut the barbed wire and throw an old blanket over the glass. They then pull the lightweight ladder over the wall and set it up inside the property so they can quickly escape. Then they ease down the ladder and go to work. And you will never hear a whisper. They also carry wire cutters to cut barbed wire, a sharp knife, and tools to pick locks. They enter your apartment in the dark, grab whatever they can find, and go out the same way they came in and you never know what happened until you see the bamboo ladder leaning against the inside wall.
LOTS OF FOREIGNERS COMPLAIN ABOUT BARKING DOGS
But we don’t object because barking dogs mean that someone is sneaking around. Filipinos keep a yard full of barking dogs because they bark their butts off when a stranger or would-be thief comes near, especially at night. The dogs eat table scraps and bum food from the neighborhood. They are a bit annoying, but it is also comforting to know they are on guard.
A lot of foreigners complain about the dogs without realizing that they protecting the area from thieves.
WHY DO RICH FILIPINOS HAVE METAL BARS ON THEIR WINDOWS AND SURROUND THEIR HOUSES WITH VERY HIGH CONCRETE WALLS?
Because they know that cat burglars and kidnappers target the rich Filipinos just like they target the rich foreigners. There is no profit in stealing from the poor. In fact, you will hear a lot of poor foreigners talking about how safe it is in the Philippines. It is safe for poor foreigners because the pros don’t rob the poor.
TYPHOON SENDONG HIT US IN 2011
A river of water eight inches deep gushed down the road in front of our property (Link). But there was no flooding inside our compound. We were proud because we had designed this property to withstand the worst MOTHER NATURE offered. The water rushing down the mountain bulldozed down 500 homes. Thirty-seven people died and damages reach a billion pesos. But we were safe!
DUMAGUETE FURNISHED APARTMENTS WAS PREPARED
We already had a disaster plan to protect ourselves and our tenants. As a retired sea-captain with decades of ocean-going experience. I always stay ready for the worse MOTHER NATURE has to offer!
EARTHQUAKES NOW HITTING DAUIN AND VALENCIA
Seismic experts found a new active fault is on the move between Dauin (15 km south of Dumaguete) and Valencia (9 km west of the city). Quakes in this area have been getting stronger and increasing in numbers over the last few years (Link).
MOTHER NATURE IS ACTIVE IN THE PHILIPPINES
Use Google Search and read the history of deadly earthquakes in the Philippines. It will shock you. Most foreigners living here are not aware that there is a danger. What has been saving Dumaguete from a major disaster for many decades is that the seismic plates under the city are locked to each other in a Blind thrust (Link).
BLIND THRUST EARTHQUAKES
Blind thrust earthquakes are not among the most energetic. But they are often very destructive when they strike below an overbuilt downtown area. The seismic pressure against the underground rocks builds slowly over many decades. When the pressure exceeds the strength of the rocks, a combination of vertical and horizontal shifting seismic waves begins. It might be a 6 magnitude or it might be an 8 magnitude.
On 6 February 2012, a Blind Thrust earthquake hit offshore 45 miles north of Dumaguete City with a 6.7 Body wave Magnitude. The city was in shock. Many people running out of the shaking high-rise buildings (Link). I would not stay in a Dumaguete high-rise hotel even if they paid me.
Those that know the truth are not talking about what’s going on under Dumaguete City.
The Downtown Dumaguete City area is way overdue for a direct hit from a quake of at least 6-magnitude.
I HAVE STUDIED SEISMOLOGY FOR 50 YEARS!
I knew the danger long ago; that’s why I insisted that the 18 columns and hundreds of meters of beams in our main building be 17″ wide and 17″ deep and loaded with 25 mm steel bars. I also made sure that I overloaded the 7 inch thick concrete floors in all three stories with 14 mm steel bars.
If a 6.5 magnitude earthquake occurs within 8 km of our apartment building will likely crack a few cement blocks. But the extra-strong columns and beams supporting the weight of the building will not crumble to the ground. It will injure none of our tenants. Cracks in the non-weight-bearing concrete blocks will scare you, but the odds you’ll survive are 100% in your favor at Dumaguete Furnished Apartments With Pool.
We also keep a one month supply of freshwater stored underground in case a quake cracks the city water mains. We also store dried beans and rice and other non-perishables so that our tenants can survive for a month or more.
POOR CONSTRUCTION IS COMMON IN DUMAGUETE
Even downtown hotels are poorly constructed. These buildings will crumble if a shallow six magnitude quake ever hits downtown Dumaguete City. The Philippines is one of the most seismically active areas in the world (Link). And downtown Dumaguete City sits on top of an earthquake fault!
CHEAP BUILDING PRACTICES
Ninety percent of our competition builds dirt-cheap apartments so they can offer cheap rentals to compete with the other cheap apartments. They work hard at building the cheapest building they can to compete with the other slum landlords. Many foreigners visiting the Philippines live on a small Social Security check so they are also looking for the cheapest place available. The two big attractions in the Philippines are cheap rentals and lots of young girls looking to meet a foreigner to escape poverty. The primary thing the girls want is money to help take care of their mother and father.
YouTube PROMOTES CHEAP BUILDINGS
Cheap rentals in the Philippines are all over YouTube. This pulls in the cheap foreigners looking for a poor Filipino girl to move into his cheap place. But many of these arrangements fall apart because the poor girl begs more money than the foreigner can afford.
Those in the “video making business” know that cheap apartments attract the most clicks, and “clicks” is how they get paid.
Here’s an example of an apartment in Valencia that rented for $170 month 3-years ago. Most new tenants don’t know Valencia sets on an active seismic fault. And they don’t know there’s an enormous water problem in Valencia. When it rains, the water turns muddy and sandy so you need to collect shower and toilet water in a 55-gallon drum when the weather is dry. Here’s the video (Link), you decide.
But when you think about safety during an earthquake, typhoon, fire, flood, or robbery, those bragging about their cheap apartment on YouTube are putting their own lives in significant danger. But they will laugh if you tell them what’s going on.
One other point… The Philippines is not like the USA or Europe, where building inspectors make weekly visits to construction sites. Local inspectors rarely show up and when they do, they will accept a nice tip and walk away.
RING OF FIRE
The Philippines lie along the Pacific Ring of Fire, which causes the country to suffer frequent earthquakes and volcanic activity. Many earthquakes of under magnitude 5 to 6 occur regularly because of the meeting of major tectonic plates in the region. The largest was the 1918 Celebes Sea earthquake with Mw 8.3.
THE ENERGY OF A BIG QUAKE
A mag 6 quake releases the energy equivalent of 15 kilotons of TNT (the same energy released in the 1945 Hiroshima bomb). Manila is way overdue for a 7 or 8 magnitude event that will kill millions! I’m now working on a plan that “might” give Manila a 30-day warning. I just need to solve a few chemical issues.
Dumaguete City sits at the base of an active volcanic mountain that could erupt and cause severe ground shaking!
The last big quake in the Dumaguete area was 7.8 magnitude. It occurred about 20 km up the active volcanic mountain in 1908. The shocking visual evidence is still here and easy to see. At some points along the mountain, the shock raised the ground ~15 meters above previous levels.
A 7.2 magnitude quake recently struck Bohol Island, near here. This event killed 222 persons and left 976 injured. The quake seriously damaged over 73,000 structures and destroyed 14,500. (Link).
RECENT DUMAGUETE CITY QUAKE
A 7.8 magnitude event hit the area below the enormous mountain above Dumaguete in 1908. Another quake could hit again any day now. No one knows for sure.
LOTS OF CHEAP APARTMENTS ARE AVAILABLE
Without knowing the location of the fault lines, local owners build cheap apartments with rusty #10 or #8 steel bars in the columns, beams, and ceiling floors. A nice little 5+ magnitude quake nearby will flatten these buildings. Let’s just hope that you are not sleeping in one when the overdue quake hits.
And lots of cheap rental places in Dumaguete are fire traps. Most will burn to the ground before you have time to put on your pants. You’ll more than likely escape (hopefully) but you will still lose all of your belongings.
And lots of cheap places will flood during a typhoon.
And most places are easy targets for burglars because they have zero security. You need to see Dumaguete Furnished Apartments For Rent With Pool with your own eyes just so you know the difference between a well-built secure building and one that is dangerous! We guarantee that our building and surrounding will impress you or we will refund 100% of your deposit!
APARTMENT CONSTRUCTION IS SLOPPY IN PHILIPPINES
Ninety percent of our competition builds on the cheap just so they can offer cheap rental rates to compete with the other cheap rentals. The competition is keen. Apartment builders work hard at building the cheapest apartments they can.
The Philippines is not like the USA or Europe, where building inspectors make weekly visits to construction sites. Local inspectors here rarely show up.
HOW MUCH IS YOUR LIFE WORTH?
You will sleep better in a fireproof building built to withstand the worst MOTHER NATURE has to offer. Besides being secure, our apartments are also the cleanest apartment complex in the Philippines! No rats, no cockroaches, no ants, and no trash on our spotless grounds.
