Wherever you go or whatever you do in the Philippines, never take your security lightly, especially if you have no local experience and don’t know how to protect yourself.
OUR FIRST LESSON TELLS YOU HOW YOU CAN FIND OUT IF THERE ARE LOTS OF THIEVES IN YOUR CHOSEN AREA.
Thieves quickly sell/fence their stolen goods at the local pawn shops. This means that you count the pawn shops in your area, you will if the thievery business is flourishing. Almost every city block in downtown Dumaguete has a pawn shop. The pawn shop owners will not hold the new arrivals. They will quickly move your $600 laptop and your $500 camera to one of their branch stores on a different island. No need to bother filling out a Police Report! You will never see your stolen items again.
LESSON TWO: LOCAL THIEVES DON’T ROB POOR FILIPINOS
They target rich foreigners because they have more money and nicer toys. The really top-notch cat burglars know how to spot the vulnerability in a foreigner’s security. They also know how to pick a door lock without even waking you up. And if there is an 8-foot concrete wall (maximum height under the local building codes) where you are renting, there is a good chance you will become a prime target.
THE PHILIPPINES IS HOME TO SOME OF THE BEST CAT BURGLARS IN THE WORLD!
These guys grew up climbing 100-foot tall coconut trees. They have no fear of heights and no trouble climbing over an 8-foot wall no matter if it is topped off with barbed wire and broken glass. They dress in dark clothes and work in pairs using a small bamboo ladder that they positioned in the bushes the night before they break in.
THEY ARE THE BEST IN THE BUSINESS!
They set up the ladder, cut the barbed wire and throw an old blanket over the glass. Then they pull the lightweight ladder over the wall and set it up inside the property so they can quickly escape. Then they ease down the ladder and go to work. And you will never hear a whisper. They also carry wire cutters to cut barbed wire, a sharp knife, and tools to pick locks. They enter your apartment in the dark, grab whatever they can find and go out the same way they came in and you never know what happened until you see the ladder leaning against the inside wall.
IF YOU WAKE UP, DON’T SAY A WORD BECAUSE IF YOU CONFRONT THEM, YOU MIGHT GET STABBED
WHY DO POOR FILIPINOS KEEP SO MANY DOGS IN THEIR YARD?
Because the dogs bark their butts off when a would-be thief comes near, especially at night. The dogs eat table scraps and bum food for the neighborhood so 5 or 6 dogs are a lot cheaper than security cameras. And the Filipino with a year full of dogs don’t need a fence.
WHY DO RICH FILIPINOS HAVE METAL BARS ON THEIR WINDOWS AND SURROUND THEIR HOUSES WITH VERY HIGH CONCRETE WALLS?
Because cat burglars and kidnappers target the rich Filipinos just like they target the rich foreigners. There is no profit in kidnapping or stealing from the poor. It is why a lot of poor foreigners think the Philippines is safe. It’s just not economical for professionals to rob or kidnap a poor drunken foreigner.
TWENTY YEARS OF EXPERIENCE IN THE PHILIPPINES HAS TAUGHT US THAT SECURITY MUST ALWAYS BE THE NUMBER ONE CONCERN IN THE BACK OF YOUR MIND!
We first open business, we thought we were secure behind an 8-foot wall with broken glass buried in cement at the top of the wall. We built this wall according to the local building codes. But we were rob six times during our first year. They picked our door locks and tiptoed in and stole money and computers without waking our tenants. Thank God! If our tenants had woke up, the burglars might have slit their throats.
GOOD SECURITY IS A MUST IN THE PHILIPPINES
After six break-ins, we added another 8 feet to our wall and put up a live 202-volt bare wire with lots of barbed wire. We also put triple locks and burglar-proof plates so the locks on our doors cannot be picked anymore. NOTHING HAS BEEN STOLEN SINCE! The main reason is simple… burglars can still get over the wall by cutting the 220-volt wire. But it is one hell of a challenge to pull over a 16-foot tall ladder so the burglars are sure that they can escape with their stolen goods. Said differently… getting out of our compound is 4 to 5 times harder than getting in and the burglars know it.
AND THEN THERE IS PRINCESS OUR GUARD DOG
This little dog sleeps in our room. She has the keenest, sharpest hearing of any dog. She can hear a pin drop from 25 meters away. The least disturbance and she’s up barking her head off. If someone crawls over the fence late at night, Princess will hear them and wake us up.
I understand that it is okay to shoot a burglar as long as he falls inside the compound. I will not talk about weapons. But I will say that I qualified as an expert marksman with a 45 automatic pistol while I was in the military.
THE MAIN LESSON IS THAT THIEVES AVOID FULLY-SECURED RESIDENTIAL COMPOUNDS LIKE DUMAGUETE STUDIO APARTMENTS WITH POOL. THEY JUST CAN’T DEAL WITH OUR SECURITY.

It was originally designed as a 5-story building. But we overspent when we built the 18 concrete columns and hundreds of meters of beams (17″ wide and 17″ thick with twelve 25 mm steel bars). Lack of money forced us to postpone building the upper floors.

TYPHOON SEN-DONG HIT US IN 2011
A river of water six inches deep gushed down the road in front of our property (Link). But there was no flooding inside our compound. We were proud because we designed this property to withstand the worst MOTHER NATURE has to offer. The many rushing rivers of water bulldozed down 500 homes. Thirty-seven people died and damages reach a billion pesos. But we were safe and sound!

EARTHQUAKES NOW STARTING TO HIT DAUIN AND VALENCIA
Seismic experts found a new active fault that is on the move between Dauin (15 km south of Dumaguete) and Valencia (9 km west of the city). Activity in this area has been rapidly increasing over the last few years (Link).
MOTHER NATURE ACTIVE IN THE PHILIPPINES
Go to this webpage and read the history of deadly earthquakes in the Philippines. It will shock you. Most foreigners living here are not aware that there is a serious danger. What has been saving Dumaguete from a major disaster for many decades is that the seismic plates under this city are locked to each other in a blind thrust (Link).
BLIND THRUST EARTHQUAKES
Blind thrust earthquakes are not among the most energetic. But they are often very destructive when they strike below an overbuilt downtown area. The seismic pressure against the underground rocks builds very slowly over many decades. When the pressure exceeds the strength of the rocks, a vertical thrusting earthquake occurs. It might be a 6 magnitude or it might be a 10 magnitude.
On 6 February 2012, a blind thrust earthquake hit offshore 45 miles north of Dumaguete City with a 6.7 body wave magnitude. The city was in shock. Many people running out of the shaking high rise buildings.
A blind thrust quake occurs along a vertically thrusting fault that does not show signs on the Earth’s surface, hence the designation “blind”. Such faults, being invisible on the surface, are never mapped by standard surface geological mapping. In most other cases, no one suspects a blind thrust fault exists under their hotel. And those that know, are not talking about what’s going on under Dumaguete City.
In my opinion, downtown Dumaguete City is way overdue for a direct hit from a quake of at least 6-magnitude.
I HAVE STUDIED SEISMOLOGY FOR 50 YEARS!
I knew the danger; that’s why I insisted that the 18 columns and hundreds of meters of beams in the main building at Dumaguete Studio Apartments be 17″ wide and 17″ deep and loaded with 25 mm steel. I also made sure that I overloaded the 7″ thick concrete floors in all three stories with 14 mm steel bars.
If a 6.5 magnitude earthquake does occur within 6-8 km of our apartment building it will likely crack a few cement block in the walls. But these blocks are not supporting any weight. The extra strong columns and beams supporting the weight of the building will not crumble to the ground. None of our tenants will be injure. Cracks in the non-weight-bearing concrete blocks will scare the hell out you, but the odds you’ll survive are 100% in your favor at Dumaguete Studio Apartments With Pool.
By the way, we also have a one month’s supply of freshwater stored underground in case a quake cracks the city water mains. We are also planning to store dried beans and rice and other none perishables so that our tenants can survive for a month or more.

Let this sink deep into your brain. Even the downtown hotels are cheaply constructed. These buildings will crumble if a shallow six+ magnitude vertical thrusting quake ever hits downtown Dumaguete City. By the way, the Philippines is one of the most seismically active areas in the world (Link).
CHEAP BUILDING PRACTICES
Ninety percent of our competition builds on the cheap so they can offer low price rental rates to compete with the other cheap apartments. They work hard at building the cheapest building they can so they can compete with the other slum landlords. Many foreigners visiting the Philippines live on a small Social Security check so they are also looking for the cheapest place available. In other words, the two big attractions in the Philippines are cheap rentals and lots of young girls looking to meet a foreigner to escape poverty. The main thing the girls want is money to help take care of their mother and father.
YouTube PROMOTES CHEAP BUILDINGS
Cheapo rentals in the Philippines is all over YouTube. This pulls in the cheapo foreigners looking for a poor Filipino girl to move into his cheapo place. But many of these arrangements fall apart because the poor girl begs more money than the foreigner can afford.
Furthermore, those making the YouTube videos are in the “video making business” and they know cheapo apartments attract the most clicks and “clicks” is how they get paid.
Here’s an example of an apartment in Valencia that rented for $170 month 3-years ago. Most new tenants don’t know Valencia sets on an active seismic fault. And they don’t know there’s a big water problem in Valencia. When it rains, the water turns muddy and sandy so you need to collect shower and toilet water in a 55-galleon drum when the weather is dry. Here’s the video (Link), you decide.
But when you think about safety during an earthquake, typhoon, fire, flood, or robbery, those bragging about their cheapo apartment on YouTube are really putting their own lives in great danger. But they will laugh if you tell them what’s really going on.
One other point… the Philippines is not like the USA or Europe where building inspectors make weekly visits to construction sites. Local inspectors almost never show up and when they do, they will accept a nice tip and walk away.
RING OF FIRE
The Philippines lies along the Pacific Ring of Fire, which causes the country to suffer frequent earthquakes and volcanic activity. Many earthquakes of under magnitude 5 to 6 occur very regularly due to the meeting of major tectonic plates in the region. The largest was the 1918 Celebes Sea earthquake with Mw 8.3.
THE ENERGY OF A BIG QUAKE
A mag 6 quake releases the energy equivalent of 15 kilotons of TNT (the same energy released in the 1945 Hiroshima bomb). Manila is way overdue for a 7 or 8 magnitude event that will kill millions! I’m now working on a plan that “might” give Manila a 30-day warning. I just need to solve a few chemical issues.
Dumaguete City sits at the base of an active volcanic mountain that could erupt and cause a severe ground shaking!
The last big quake in the Dumaguete area was 7.8 magnitude. It occurred about 20 km up this active volcanic mountain in 1908. Local politicians might have cover-up this quake? But the shocking visual evidence is still here and easy to see. At some points along the mountain, the shock raised the ground ~15 meters above previous levels. I will go tomorrow and take pictures!
A 7.2 magnitude quake recently struck Bohol Island, not far from here. This event killed 222 persons and left 976 injured. In all, the quake seriously damaged more than 73,000 structures, of which more than 14,500 were totally destroyed (Link).
RECENT DUMAGUETE CITY QUAKE
The area below the big mountain above Dumaguete, where the 7.8 magnitude event occurred in 1908, could be hit by a repeat quake any day now. No one knows for sure one way or the other.
LOTS OF CHEAPO APARTMENTS ARE AVAILABLE
The owners build them with cheap rusty #10 or #8 steel bars in the columns, beams, and ceiling floors. A nice little 4.5+ magnitude quake nearby will flatten these buildings. Let’s just hope that you are not sleeping in one when the overdue quake hits.
And lots of cheap rental places in Dumaguete are fire traps. Most will burn to the ground before you have time to put on your pants. You’ll more likely escape (hopefully) but you will still lose all of your belongings.
And lots of cheap places will flood during a typhoon.
And most places are easy targets for burglars simply because they have zero security.
